USEFUL INFORMATION
RESERVATION FEE: Once the Tenant has seen a property that they are interested in ; a reservation fee of a weeks rent or £100 ( whichever is the greater ) must be paid prior to an application being submitted. A receipt will be issued.
However, please note in the event that the Tenant application is refused due to problems with the Tenant’s references or if the Tenant fails to return the application and references within 2 working days, an administration charge of £75 will be deducted from the reservation fee above. The property may then automatically be offered to another applicant.
APPLICATION: Please note that the Landlord has a right to refuse any application submitted.
AGREEMENT FEE : Every Tenant is required to pay for admin costs at a cost of £100 ( versus up to £125 + vat from other agents ) . Please note that renewal Agreement Fees are not payable .

PROOF OF IDENTITY: All Tenants must show proof of identity/address. Acceptable forms of identification include a full driving licence, utility/council tax or mobile phone bill (all less than 3 months old) or letter from your employer on their headed paper stating your home address and employment period.
GUARANTOR: It will occasionally be necessary for the referencing agency to ask an applicant to provide a guarantor and it should be noted that all Tenants should be in a position to provide one if requested. Any failure to do so will result in an automatic withdrawal of the Tenant’s application with forfeiture of the deposit.
Circumstances under which a guarantor will be requested are:
• The tenants’ income falls short of the referencing agency’s criteria.
• The tenant has not been continuously employed for the past 18 months.
• The tenant has been working abroad in the previous 6 months.
• The referencing agency deems the tenants’ employment changeable.
• A student
DEPOSIT: A deposit will be required to be held during the tenancy against loss, damage or charges at the end of the tenancy. The deposit is the equivalent of 5 or 6 weeks or one month’s rent ( depending on the property ) unless otherwise agreed.
Deposits will be held in a separate bank account as per the new legislation introduced on 6th April 2007.
Deposits will be returned to the tenant within 10 working days of the expiry of the Tenancy subject to the contract .
RENT: This is to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter. Standing orders should therefore be set up to leave the tenants account 3 days before the actual rent due date.
Please note that the first payment of Rent, Deposit and Agreement Fee must be paid by cash, Building Society cheque or Bankers Draft. We do not accept Personal Cheques.
The Tenant is responsible directly for the following:
• Ensuring that they have contacted all relevant UTILITY suppliers (Council tax, gas, electricity, water and sewage and telephone) and arranged for the accounts to be put into their name PRIOR to commencement of the Tenancy.
• Ensuring that they have insurance in place for their own possessions
